7 Storeys including 2 levels of basement carparking below ground level. Located on Schofields Road, the site conditions consisted of shallow clays overlaying shale and ironstone at depth. Areas of complex shapes such as the suspended OSD tank and curved carpark ramp slab were conventionally reinforced.

The site was situated in an overland flood path so the structure had to accommodate stormwater flows across the site in the event of suburb flooding.
