An 8 level residential strata building located in Manly which required extensive remedial works to the existing structure due to the age of the building and the proximity of the building to the aggressive ocean environment:

The building had reinforced concrete cantilevered balcony structures along each level of the north, south and eastern elevations each of which were experiencing varying degrees of concrete spalling defects. The owners were unsure as to whether they should demolish the existing balcony structure and replace with a new light weight steel structure, or to undertake concrete repairs to the existing balcony structures. Triaxial Consulting undertook a value engineering analysis to determine which option was more economic from a financial, performance and serviceable aspect.

Triaxial engaged remedial builders to undertake extensive intrusive water testing investigations so we could determine the source of internal moisture penetration at the subject property and to inspect the condition of the timber framed structure. The results of our investigations indicated that all balcony structures were leaking as a result of poor construction methods and poor detailing of timber members (undersized timber members).
